Project Highlight: Vantis Apartments

Snyder Langston Residential recently completed Vantis Apartments, a high amenity apartment community in Aliso Viejo. This project was especially relevant to our core values because it was one of multiple projects we have built for Shea Properties, a valued client and relationship of over 13 years. In addition, Vantis Apartments was designed by Architects Orange, a trusted consultant that our residential team has developed a strong relationship with, building over $262MM and 1,200 apartments together.


The community has 435 apartments that range in size from 567 sf studios to 1,433 sf three-bedrooms. The construction is a Type V wrap consisting of a four-story residential building surrounding a six level, 750 space Type IB parking structure.

Outdoor entertainment areas include two resort-style pools and spas with a mega cabana, themed courtyards with barbeques, and a dog-friendly community park. Additionally, this community offers a fitness center and outdoor fitness park, clubhouse, zen lounge featuring a wine bar and reading lounge, outdoor living room with a kitchen and televisions, sky lounge with wide expansive views of Saddleback Valley, coffee bar, high-tech gaming room, and a business lounge with conference rooms.


Adam Schneider, Senior Project Manager on Vantis, reflected on the highlights of this project and how the team achieved an incredible result. “The amenity spaces, both indoor and outdoor, create a resort-like environment similar to a luxurious hotel. The lower clubhouse is especially incredible. From there, you have a stunning view of the Saddleback mountains. In addition, the interior space is very unique. Using structural steel allowed for two-story volume – oversized glazed “aircraft-hanger” style bi-folding doors and exposed concrete floors.  It’s a high-end classy rustic ambiance.”


“One of the project’s main challenges was the site terrain. The project had 20 feet of finished floor elevation change over the 830 foot length of the site. The sequence of construction of this project had to be carefully thought out to accommodate the variations of elevation and tight logistics.  Another challenge that comes with a sloping site is the interaction of the parking structure finish floor to the Residential corridors. The team proactively tackled this by developing an in-house comprehensive BIM model of the project to review the elevations and tight tolerances. Our team provided the coordinated information to key trade partners including our framer, who prefabricated all of the walls off site.”

An adjacent hotel and active mixed-use and office campus added an additional layer of complexity to this project. “Our team did a great job jumping in and taking on whatever role or task was needed any given day. This project, like so many others, was made possible by a group of professionals who worked as a team to address everything that needed to be accomplished.”


This project was recently recognized as an Award of Merit Winner at the 2017 Gold Nugget Awards for Best Multi-Family Housing Community, 30-60 du/acre for all projects in the western United States.
