This three-story, 25,000 s.f. adaptive reuse project is the conversion of an existing creative office building into a medical office. The renovation work included complete interior demolition, construction of a new grand entry stair to encourage patient access to all levels, the addition of a second larger elevator and hoistway to service all levels, complete renovation of the existing elevator cab and controls to match the appearance of the newly installed elevator, infilled abandoned mechanical shafts and stairs, new stairs and mechanical shafts were created to maximize usable space and efficiency, and the subterranean parking garage was reconfigured and stairwells received new paint and lighting. Due to the building being distinguished as Santa Monica’s largest private commercial solar panel installation, roof top coordination and preservation of solar capacity was important. Snyder Langston developed solutions to adapt the new HVAC and plumbing equipment onto existing roof curbs, not impacting solar power generation. Located along the Wilshire corridor in the heart of Santa Monica, the project is bordered by multi-family and retail tenants on three sides. The new space will serve as a primary care clinic including exam rooms, procedure rooms, pharmacy, lab, x-ray, and administration offices.
