General contracting services for a 70,000 s.f. tenant improvement for a validated manufacturing facility in an existing five-story office building. Work included Class 10,000 clean rooms, office space, a complete mechanical system upgrade, process piping installation and a new site mechanical yard.
A warehouse was also constructed on the ground floor with a Vertical Reciprocating Conveyor (VRC) from the first floor to the 2nd floor to service the manufacturing areas.
Two large exterior operable doors were added into the existing glazing for loading and unloading into the warehouse space. In addition, due to floor-to-deck height restrictions, plenum walls were constructed to service the clean rooms in lieu of the more typical plenum ceilings.
The fast track schedule for the first phase of the work required double trade shifts six days per week in order to accomplish the required occupancy dates.
